Roofer replacing felt and battens during a roof repair in Newark

Most roofs that leak do not need replacing. They need someone to find exactly where the water is getting in and fix it properly. That is what our roof repairs in Newark are built around. Will Hartley has been repairing roofs for over 20 years, and every job starts with a proper look at the whole roof rather than a guess from the ground.

We repair pitched and flat roofs on houses, bungalows, extensions and commercial buildings across Newark-on-Trent, the surrounding villages and wider Nottinghamshire. Whether it is a single slipped tile after a windy night or a leak you have been chasing for months, you get a free, no-obligation quote with your options explained in plain English.

Finding the cause of the leak, not just the drip

Water rarely comes through the ceiling directly below where it gets in. It can run along a batten, soak along the felt or track down a rafter before it shows up as a stain. Patching the obvious spot without tracing the route is why so many roof repairs fail within a year.

When we inspect a leaking roof, we check the tiles and slates, the ridge and hips, the valleys, the flashing around chimneys and walls, and the felt underneath where we can reach it. Once we know the real cause, we tell you what we found and explain what it will take to fix. One recent customer told us we had put right problems a previous roofer had caused, and tracing the real cause is usually why.

Common roof repairs we carry out

Slipped, cracked and missing tiles and slates

Tiles and slates are held by nails and clips that corrode over time, and one high wind is enough to move a loose one. A single gap lets rain straight onto the felt, and on older roofs with no felt, straight into the loft. We replace missing and broken tiles and slates with matching ones wherever possible and re-fix loose ones so they stay put.

Ridge and hip tiles

Ridge and hip tiles sit on a bed of mortar that dries out and cracks with age. Once it goes, the tiles work loose and water gets in along the top of the roof. We lift the loose tiles, clear out the old mortar and re-bed them properly so they stay watertight.

Valleys

Valleys carry more water than any other part of a roof, so when the pointing breaks down or the lining splits, leaks follow quickly. We clean out valleys, re-point them and re-seal them, and replace worn lead or GRP valley linings when they are past repair.

Flashing and leadwork

Most chimney and wall leaks come from the flashing, the lead that seals the join between the roof and the brickwork. We repair and replace flashing, soakers and trays. If the chimney stack itself needs work, our chimney repairs and leadwork page explains what we do.

Felt, battens and the timbers underneath

Old felt goes brittle and tears, and battens rot where water has been sitting. On a section of roof, we strip the tiles, replace the felt or fit a modern breathable membrane, renew the battens and re-lay the tiles. It is a bigger repair, but far cheaper than a new roof when the rest of the roof is sound.

Flat roof leaks

Flat roofs fail differently, usually through splits, blisters and ponding water. We repair flat roofs of all kinds, and when a felt roof has reached the end of its life, we can replace it with a long-lasting GRP fibreglass or EPDM rubber roof. See our flat roofing page for more.

Roof inspections

A roof inspection is worth having if you are buying a house, have noticed damp in the loft, or simply have not had anyone look at your roof for a few years. A small gap can quietly let water in for months before it shows as a stain on the ceiling.

We check the roof covering, ridge, valleys, flashing, chimney, fascias and guttering, and tell you honestly what needs doing now, what can wait and what is fine. There is no pressure to book any work.

Repair or replace? Honest advice

In most cases, a well-made repair can add years to a roof and save you the cost of a full replacement. We will only suggest a new roof when repairs no longer make sense, for example when the tiles are failing across the whole roof, the felt has perished everywhere, or you would be paying for repeated patch repairs year after year. If that is the case, we will show you why and give you prices for both options so you can decide.

FAQs

Roof Repairs: your questions answered

How long do roof repairs take?

Most straightforward roof repairs, such as replacing slipped tiles or re-bedding a section of ridge, are done in a day or two. Bigger jobs like re-sealing valleys or replacing felt and battens take longer. We give you a realistic timeline when we quote and keep you updated if anything changes.

How much does a roof repair cost in Newark?

It depends on what has failed, how much of the roof is affected, access and whether scaffolding is needed. A few slipped tiles costs far less than re-felting a section of roof. We inspect the roof first and give you a free, fixed written quote, so you know the price before any work starts.

Do I need planning permission for roof repairs?

Repairs that replace like with like, such as matching tiles, slates or flashing, do not usually need planning permission. If your home is listed or in a conservation area, check with the council before work starts. The Planning Portal's interactive guides are a good place to begin, and we are happy to talk it through.

Do you repair commercial roofs?

Yes. As well as houses, bungalows and extensions, we repair roofs on shops, offices, workshops and rental properties across Newark and Nottinghamshire. We can work around your opening hours to keep disruption to a minimum.

What should I do if my roof is leaking right now?

Move valuables and electrics away from the water, catch the drips in a bucket and call us on 01636 499231. If the leak follows a storm or water is coming in fast, see our emergency roofing page. We aim to make the roof safe first, then come back for a permanent repair.
