New concrete roof tiles stacked on fresh battens ready to be laid

A new roof is one of the biggest jobs you will ever have done on your home, so it needs to be done once and done properly. We fit new roofs across Newark, stripping the old covering right back, fitting new membrane and battens, and re-laying in tile, slate or metal. If you are looking for a new roof in Newark or a full roof replacement, you get a free written quote, honest advice on materials and a roof built to last, backed by guarantees of up to 10 years.

Will Hartley has been roofing for over 20 years, so we can tell you straight whether you really need a new roof or whether a well-made repair will give you plenty more years. We only recommend replacing a roof when it genuinely makes sense.

Signs you need a new roof

A single leak rarely means the whole roof has failed. These are the signs that a roof is reaching the end of its life:

  • Tiles or slates failing across the whole roof, not just in one spot: cracking, flaking, crumbling edges or slipping in several places.
  • Repeated repairs, where you are paying for patch repairs every winter and new leaks keep appearing.
  • Perished felt, where the old bitumen felt has gone brittle and torn, or there is no felt at all on an older roof.
  • Rotten battens or a sagging roof line, which usually means water has been getting in for a long time.
  • Daylight or damp in the loft, especially after rain.

If you are seeing one or two of these, it is worth a proper inspection. We will look at the whole roof and give you prices for both repair and replacement where both are realistic, so you can compare.

Choosing materials: tiles, slate or metal

The right material depends on your house, your budget and what suits the street. Here is an honest summary of the main options.

Concrete tiles

Concrete interlocking tiles are a very common roof covering on newer homes. They are hard-wearing, quick to lay and good value, and they come in a wide range of profiles and colours. They are heavier than slate, so they are not always the right choice when replacing an older slate roof.

Clay tiles

Clay tiles hold their colour well and suit older and period properties, especially the red-roofed homes common across Nottinghamshire. They generally cost more than concrete, but they look good for decades and weather attractively.

Natural slate

Natural slate is thin, light and long-lasting, and it gives a crisp, traditional finish. It takes more time and skill to lay properly, so labour costs are higher, but a well-fitted slate roof has a very long life. It is the natural choice when your house was built with slate.

Metal roofing

Metal roofing suits some extensions, outbuildings and modern designs. It is light and can be laid at lower pitches than tiles. It is not right for every house, so we will tell you honestly whether it suits yours.

How a re-roof works, step by step

  1. Survey and quote. We inspect the roof, check the timbers from the loft where we can, and give you a free written quote with your material options and a realistic timeline.
  2. Scaffolding. Scaffolding goes up to give safe access and protect your garden, paths and neighbours.
  3. Strip the old roof. The old tiles or slates, battens and felt come off down to the rafters. We check the timbers and replace anything that is rotten.
  4. New membrane and battens. A modern breathable membrane goes on, followed by new treated battens set out for your chosen tile or slate.
  5. Lay the new covering. Tiles or slates are laid and fixed, with new flashing at chimneys and walls where needed.
  6. Ridge, hips and verges. The ridge, hips and verges are finished so the edges of the roof are sealed against wind and rain.
  7. Clear up and hand over. The scaffolding comes down, the site is cleared and tidied, and we show you the finished roof.

We protect the roof from the weather while the work is under way, and keep you informed if the weather changes the plan.

Roof windows and skylights

If you are replacing your roof, it is the easiest time to add or replace a roof window. We can fit roof windows and skylights as part of a re-roof to bring more light into a loft or upstairs room. Just mention it when we quote.

What affects the cost of a new roof?

People often ask how much a new roof costs. The honest answer is that it depends on the roof. The main things that affect the price are:

  • Size and pitch of the roof, and how many slopes, hips and valleys it has.
  • The material you choose: concrete tiles, clay tiles, natural slate or metal.
  • The condition of the timbers and how much needs replacing once the old covering is off.
  • Access and scaffolding, including height, garden access and any neighbouring buildings.
  • Details such as chimneys, dormers, valleys, lead work and roof windows.
  • Building regulations. As general guidance, re-covering more than a quarter of a roof can bring in insulation requirements. The GOV.UK guide to building regulations approval explains when approval is needed, and we are happy to talk it through when we quote.

That is why we always inspect the roof first. You get a free, fixed written quote with no obligation, so you know exactly what you are paying before any work starts.

Replace the roofline while the scaffold is up

Scaffolding is a significant part of the cost of any roof job, so it makes sense to do everything at height at the same time. If your fascias, soffits or gutters are tired, replacing them during the re-roof saves paying for scaffolding twice. See our fascias, soffits and guttering page for what is involved.

Many homes also have an extension, garage or dormer with a flat roof. We can replace those at the same time with a long-lasting GRP fibreglass or EPDM rubber flat roof. And if you have a conservatory with a hot, cold or leaking roof, ask about replacing your conservatory roof with a solid tiled roof.

FAQs

New Roofs & Re-roofing: your questions answered

How much does a new roof cost?

The price of a new roof depends on the size and pitch of the roof, the tiles or slate you choose, how much timber needs replacing, access and scaffolding, and any chimneys, valleys or roof windows. Because every roof is different, we inspect it first and give you a free, fixed written quote before anything starts.

How long does a re-roof take?

It depends on the size of the roof, the material and the weather. A small bungalow is a very different job to a large detached house with dormers and valleys. We give you a realistic timeline on the quote, protect the roof from the weather while the work is under way, and keep you updated if the weather changes the plan.

Do I need building regulations approval for a new roof?

Often, yes. As general guidance, replacing more than a quarter of a roof's covering is usually treated as renovation under the building regulations, which can mean improving insulation. Every roof is different, so check the GOV.UK guidance or with your local building control, and ask us when we quote.

Can you match my existing tiles or slates?

In most cases we can source tiles or slate that match your house, or complement the neighbouring properties if you are replacing the whole roof. If an exact match is no longer made, we will show you the closest options before any work starts so there are no surprises.

Do you replace extension and garage roofs?

Yes. Pitched extension and garage roofs are re-tiled in the same way as the main house. Many extensions and garages have flat roofs, and for those we recommend a GRP fibreglass or EPDM rubber flat roof. Our flat roofing page explains the options.
